How are our fees calculated?

Our project management fees are determined based on these 3 factors: the size of your home, the complexity of the renovation, and the project duration.

What if I'm not planning to do a full renovation?

As a general guideline, if your job scope is <$20k we will not charge a flat fee. However we can still provide you with a quotation from our panel of subcontractors and help to coordinate the work as per the normal procedure.

If your project is between the $20k - $30k range our Project Management fees can start from $2000 onwards. Hit us up to get a more accurate cost projection!

Is there a minimum project amount?

No there is not! At Beam Chilling, we believe in building trust and delivering value, no matter the size of the project. Whether your renovation is large or small, we're committed to providing the same level of quality and service to help establish a strong reputation in the industry. If you're willing to give us a shot, we will take it!

Can I use my own suppliers or contacts?

Yes you can! We can still help to coordinate between both parties and oversee the entire workflow for you. However do take note that this will still be taken into consideration to determine our management fees based on the complexity of the whole renovation.

What if I require the services of a designer?

We also offer an optional design fee for clients who would like to engage our Interior Designers! Design fees typically start from $1500 and can go upwards of $4000 depending on the job scope as well.

An Interior Designer can help you to realize your dream home better through the use of 3D renders, detailed colour palettes and an added personal touch to cater to you and your partner's lifestyles.

How do I get a quote and make a decision?

Once you have contacted and share with us more in-depth about the job scope and requirements, we will send you a Cost Projection Sheet (which is NOT a quotation) along with the relevant Project Management Fee for your perusal.

This Cost Projection Sheet will show the estimated cost price for the works required. For example:

Hacking & Dismantling: $2500 - $3000

Plumbing Works: $1500 - $1800

This in turn will allow you to get a rough idea of your total project sum, inclusive of our fees. From there, you can make an informed decision whether it would be more cost-effective to engage our services.

How accurate is your Cost Projection though?

Excellent question! We strive to provide as accurate a cost projection as possible based on your project requirements, hence a price range for each scope. While we do our best to ensure the estimates reflect the scope of work, please note that it’s not possible to guarantee 100% accuracy. Factors such as unforeseen issues on site, changes in material costs, or adjustments to the design can impact the final cost.

We will always keep you informed and work closely with you to manage any changes as they arise.

What are the payment terms like?

Unlike traditional firms that require large progressive payments or upfront deposits, Beam Chilling operates differently. You only need to pay our flat project management fee upon confirmation of work.

You will pay our vendor prices directly for their services, ensuring transparency and control over your budget throughout the renovation process.

After each stage of the renovation, we will compile all the invoices for you, making it easy to review and manage.

Payments should be made promptly by the end of every week to maintain a smooth workflow and ensure a positive partnership between all parties involved.

For projects <$20k, the payment terms may simply be split into two parts - 50% upon confirmation and 50% upon completion or even 100% upon completion for smaller jobs!
